通过对我国农用地分等定级估价目的、原则、总体思路和方法研究近今进展的综述和分析,可以看出目前学者对农用地分等定级和估价目的的认识较一致;农用地分等定级原则较完备,但估价的原则仍未确立;农用地分等方法的研究很不深入,定级方法和案例研究虽然较多,但级和价内在关系的定量方法尚未真正建立;农用地估价的方法研究很广,但大多沿袭城镇土地估价方法,如何创新是今后研究的重点和突破点;建立全国农用地等级和价格体系是当前一项紧迫而重要的课题。

After reviewing recent study of the purposes, principles, methods of appraisal of agricultural land in China a conclusion can be drawn that the purposes of appraisal of the land are identified and consentient by all reseachers; that the principles of gradation and classification of the land are integrated and complete, but that the principles of evaluation of the land are not set up yet and the study of gradation methods for the land is nearly blank. Though the concept and technical route of gradation of the land are prescribed in 《The regulations on gradation and classification of agricultural land》 and much work has been done in the study and practice of classification of the land, but little in the study of how to integrate classification and evaluation of the land.Though extensive study has been done on evaluation methodsmost of the work just follow the ways to evaluate urban land. Presently how to be innovative in the study and how to establish a countrywide grading and pricing system for agricultural land is urgent task.
